A website built for the cheapest possible customer
Price lists, hourly rates and a booking button. That wins one-off domestic cleans against everyone else doing the same thing, on price, forever. It does nothing at all to win a commercial contract.
Cleaning has the clearest split of any service business. There is one-off work, which is competitive, price-driven and endless. And there is contract work, which is recurring, predictable and worth an enormous amount more. Most cleaning websites are built entirely for the first one.
Three things we see on nearly every site in this industry. None of them are about how the site looks.
Price lists, hourly rates and a booking button. That wins one-off domestic cleans against everyone else doing the same thing, on price, forever. It does nothing at all to win a commercial contract.
A commercial buyer wants insurance, police checks, staff training, a scope of works, after-hours access arrangements and references. None of that is on a typical cleaning website, so the enquiry never comes.
Bedrooms, bathrooms, carpets, oven, windows, whether it is furnished — without those you cannot price it, so every enquiry costs a phone call before it is even worth having.
Worth being blunt about
Domestic and end-of-lease searches are high volume and low value. Commercial contract searches are rare, and one of them can be worth more than a year of everything else. That means the site cannot be optimised for traffic — it has to be optimised so that when the occasional facilities manager does look, you are obviously a supplier they can put in front of their boss.
How the job is won
They share a service and almost nothing else.
Has a date, a bond and a real deadline. Searches once, wants a price, books within the hour.
Compares hourly rates, asks about the same cleaner each time, decides on trust and price together.
Has a supplier who is underperforming and a boss to justify a change to. Wants paperwork, not photographs.
Insurance certificates, police checks, scope of works, references. Months, not hours.
What we'd build
Six of the things we build or run, chosen for this industry. Each says whether it is in the monthly plan or quoted on top — custom software is software, not pages. Plans and prices are on the pricing page.
Bedrooms, bathrooms, carpets, oven, windows, furnished or not. An immediate price converts far better than a callback promise, and it stops you phoning people to ask basic questions.
Insurance, police-checked staff, training, scope of works, after-hours access and references. A facilities manager is comparing suppliers, and none of that is on a typical cleaning website.
Sites, shifts, staff and billing that repeat without being rebuilt every month. Once you are running nine recurring sites from a spreadsheet, this is what is costing you Sundays.
A board showing tonight's sites, who is assigned and what was signed off. Commercial cleaning fails on coverage gaps far more often than on quality.
Proof a site was attended and what was done, which is what gets disputed when a contract comes up for renewal.
End-of-lease customers are relieved and motivated, and they are the ones future end-of-lease searchers read. Ask automatically on completion.
A basic AI chatbot trained on your business, answering common customer questions on your site around the clock. We build it, train it and connect it free with every plan — AI message usage is billed separately.
Anything beyond basic question answering — lead capture and qualification, a large knowledge base, appointment booking, or connecting to your CRM and other systems — is quoted per project.
The signature build
Domestic and end-of-lease cleaning is high volume, price-driven and endless. Commercial contract cleaning is rare and worth more than everything else combined. One website cannot persuade both.
Instant quoting, clear inclusions, easy booking. These customers are comparing on price and convenience and hiding the price loses them.
Insurance, compliance, staff vetting, service levels, references, a downloadable capability summary. No hourly rate anywhere.
From the homepage, two obvious routes. A facilities manager should never land in a page about bond cleaning a two-bedroom flat.
Domestic is measured on cost per booking. Commercial is measured on whether one contract a quarter comes in, which is a completely different target.
Your existing tools
Every tool listed here publishes a developer API, which is why it is listed — we checked. That is not the same as a connection already built: what can be pushed depends on your plan and setup, so we scope it before quoting. Where your software has no API, we say so rather than quote around it.
What your customers type
These are the kinds of phrases people use when they need a cleaning business. Which of them are worth chasing depends on volume, difficulty and what the work is worth to you — that is what the keyword research settles before we write a word, and it is the first thing we do on any project.
Most cleaning companies run something like ServiceM8, Deputy or a roster spreadsheet. Where that software publishes an API we can feed it directly; where it does not, the enquiry still arrives as structured data rather than a paragraph of email. We check which before we quote anything.
Google Ads
Run them as two campaigns with two budgets and two definitions of success, or the domestic volume will bury the commercial results.
Ad spend is not part of the plan — it goes straight to Google. What the plan covers is building and managing the campaigns. See how we run Google Ads →
Being straight with you
We are a small Melbourne agency with two clients so far. Here is what that means for a project in your industry.
Flooring supply for retail and trade. Website, a trade account system with logins and tiered pricing, SEO and Google Business Profile.
An NDIS provider with no content, no photography and no time. We asked questions and produced everything else — copy, imagery and their Google Business Profile.
This page describes what we would build and why, not a track record we do not have yet. If you would rather hire someone with ten clients in your industry, that is a fair call — and we would rather say so than imply otherwise.
